Sternhöhe in Stuttgart continues to establish itself as a tech campus: alstria secures nexspace data centers as long-term data center tenant

Hamburg, September 8, 2025 – alstria office AG has signed a long-term lease agreement with nexspace data centers GmbH, a leading developer and operator of modern data centers in the DACH region, for new data center space on the Sternhöhe Campus in Stuttgart.
 
With this move, alstria continues its strategy to position Sternhöhe as a forward-looking tech campus. The location is becoming a central hub for companies requiring secure, high-performance, and sustainable IT infrastructure.

The Sternhöhe Campus offers a range of amenities that promote a modern working environment. Key features include:

• a kindergarten to support working parents
• bookable meeting and project rooms
• generous green spaces for informal gatherings

 
Commitment to Sustainability and Infrastructure
alstria provides flexible solutions for tenants, offering either long-term, customized, newly renovated New Work spaces or short-term interim spaces in existing campus buildings. All developments adhere to alstria’s principles of low-carbon design, preserving structural core elements while updating interiors, fire protection, and building technology to the latest standards.
 
The Sternhöhe Campus is on track for DGNB Gold certification, underscoring its sustainable planning approach. It also features a high-performance digital infrastructure certified with WiredScore Platinum and includes dedicated charging stations for electric vehicles. alstria is committed to sourcing 100% renewable energy for the campus by 2029.
 
Campus Transformation Progresses
Originally developed as a single-tenant campus, Sternhöhe is being transformed under alstria’s management into a modern, open campus. Designed for innovative and flexible work models, the site comprises 12 buildings, six of which have already been revitalized or are currently undergoing renovation. The redesign includes contemporary open-space offices, multiple meeting rooms, and a central atrium intended as a dynamic interaction point for all campus users.
 
Sustainability as a Flagship Project
A key element of the partnership is the use of waste heat from the data centers: Between 50 and 75 percent of the office space on campus will be heated using data center waste heat. This sets new standards in energy efficiency and resource conservation. Cooling of the data centers is provided via the local district cooling network, complemented by a retrofit of the cooling technology in the existing data center, which enables the use of waste heat. All requirements of the Energy Efficiency Act – including those effective from July 1, 2026, regarding waste heat utilization – will not only be met but exceeded.
 
Technical Specifications of the Data Centers
The new data centers offer a combined IT capacity of approximately 3.4 MW across a white space area of around 1,800 m². They accommodate about 580 racks and achieve a PUE value of < 1.2. The facilities meet Availability Class VK3 and Protection Class SK3 according to DIN EN 50600 and are designed to Granularity Level 3.

The data centers will operate as colocation facilities, allowing future users of the Sternhöhe Tech Campus to benefit directly from the on-site computing resources. This strengthens the campus vision of an innovation-driven ecosystem where business, research, and technology work hand in hand.
